MOUNT VERNON — Regional Planning Commission members unanimously voted to deny a six-month extension to the owners of a proposed subdivision in Hillier Township.
Todd and Sondra Swetland wanted to develop 85 acres into 12 parcels ranging from 5.6 acres to 12.32 acres. RPC gave its approval to a preliminary plat on Jan. 21, 2021, with the proviso that the Swetlands provide additional information.
The information requested includes a sediment and erosion control plan, trench details, a revised construction schedule, and cost estimates. The Swetlands have not provided the information.
The one-year preliminary approval expires on Jan. 22, 2022. The Swetlands filed a formal request for a six-month extension.
“The Land Use Committee talked about it and found no real reason to grant the extension,” RPC secretary Darrel Severns told commission members.
The land is located on the southeast corner of Johnsville Road (Ohio 314) and Updike Road. Once the preliminary approval expires, the Swetlands will have to start the process again should they still wish to develop the acreage.
Commission members did approve the Land Use Committee’s recommendation to rezone two parcels located at 11090 Old Delaware Road in Clinton Township.
The parcels are zoned RRA (rural residential agriculture). Owners Jason and Darcy Ewers requested rezoning to SER (suburban estate residential).
One parcel is 1.011 and has a single-family residence with a well and septic system. The adjacent 2.4-acre parcel is vacant. Both parcels have about 165 feet of road frontage on Old Delaware Road.
The Ewerses want to combine the two parcels, and then split them into two equally sized parcels with the center line running north-south. That cannot be done under RRA zoning, which calls for a 2-acre minimum with 250 feet of frontage. SER zoning allows for a 1-acre minimum with 150 feet of frontage.
