MOUNT VERNON — The Regional Planning Commission on Thursday approved the rezoning of 3.3 acres in Liberty Township. The parcel is on the southeast corner of Tucker Road and Columbus Road (Routes 3/36).
Owner Ron Ross requested a zoning change from residential/ag to general business to accommodate the use of a storage building or food market. Ross is considering an RV and boat storage location.
According to the Liberty Township Zoning Commission, the Columbus Road corridor in Liberty Township is designated as the preferred area for commercial development in the township.
If Ross goes with a storage facility, he must apply for and obtain a conditional use permit. Additionally, the parcel is partially in the flood plain and a gas line runs parallel to the bike path at the rear of the parcel. Development is required to comply with county floodplain regulations and any restrictions placed by the gas line owner.
“I personally feel this is prime commercial property … and I certainly understand any rules that come into play will have to be followed,” Ross said.
The Knox County engineer and Knox Public Health also approved the rezoning request. It will now go to the Liberty Township trustees for a final decision.
